Why Real Estate Could Be a Better Investment Than Stocks

Investors must decide if the returns are worth the risk and effort involved in owning rental property.


With the right property, neighborhood location and cash reserves, investing in real estate can be a great option.


Once you're on track with your financial goals – such as retirement contributions or repaying student loan debt – you may find yourself exploring real estate investments in lieu of the stock market. Buying real estate as an investment can be lucrative, but it's also cash-intensive and carries risks.
As you weigh your options, consider the following points in your analysis.

Risk versus expected returns: Whether putting cash into the market or purchasing real estate, you need to assess the risk versus the expected returns. Traditional equity investments are much easier to analyze in this way. You have historical data, and although past performance is not indicative of future results, you have a bit more control over how much risk you're exposed to when deciding what amount to invest, the asset allocation and so on. Investing in single stocks versus an index fund is a calculated risk some are willing to take in search of higher expected returns.

The risks when buying real estate can be much harder to quantify. While there is data available, such as comparable home prices in the area and average rents, unpredictable changes in the market can be costly. When investing in the equity market, your risk of loss is limited to your initial investment. This isn't the case with real estate – you could wind up owing the bank more than the value of your property if the market experiences a downturn, or even due to changes that negatively impact a neighborhood.

For landlords, vacancy and repairs can eat into profits. Once you calculate your expected mortgage, operating costs, taxes and maintenance, how much can you expect to earn in net rental income? The answer for every investor will be different, but for some, the anticipated return will not be worth the risk and effort involved in owning real estate.

Required capital: Virtually anyone can invest in traditional equity assets. Some shares can be very inexpensive and you can often determine the volume as well. The same cannot be said for real estate. To purchase a property, you need to either come up with a down payment yourself, or enlist partners to invest with you. Typically, you need to put down 20 percent for a traditional mortgage, and although various programs can help you to put down a smaller percentage, there are fewer options for investment properties.

The initial cash outlay is what deters many would-be real estate investors, as you could easily spend upwards of $100,000 on a down payment and initial repairs. Furthermore, real estate requires additional capital to maintain the property, often not at the owner's behest. With stocks, you can make a one-time investment or purchase additional shares later, at your discretion.

Taxes: Another aspect to consider when deciding to invest in real estate or the stock market is taxes. If you own property, you will be required to pay property taxes every quarter, based on the assessed value as determined by the city or country. This is included in your mortgage payment. Whether you want to flip the property or hold onto it as a landlord, you will also have to pay tax on the sale or rental proceeds.
There are certain tax benefits unique to owning real estate as a landlord, however. The interest expense on your mortgage is tax deductible, along with operating expenses, property taxes, insurance and depreciation. Exactly how much you can deduct will likely depend on the rental income. In most situations, under the passive activity loss rules, you cannot write off deductions that are more than the rental income, which would generate a loss. Working with a CPA can be very helpful, particularly when investment properties or multiple residences are involved.

Stocks have tax consequences as well; first, you are required to pay a capital gains tax on any profits you made from selling stock. Furthermore, even without a sale, you are also required to pay a tax on any dividends you receive.

Inflation: Real estate can be a potential hedge against inflation as historically, rental rates and home prices rise with inflation. This provides a potential inflation hedge for both your rental income and sale of the property. Since your mortgage payments will not increase with inflation, it offers a benefit over time.

Traditional equity investments are not as directly linked to inflationary measures. Although prices do tend to rise over time, the market cannot offer the same potential inflation protection as real estate.

Time: Another factor to consider when choosing to invest in real estate or the stock market is to factor in your time as a cost during the analysis. While you do need to do some research when deciding which funds to buy, you can purchase traditional equity investments in a matter of moments. 

There is a lot more time required in buying and maintaining a property, as well as managing any improvements. As a landlord, you will be on call for the tenants as problems arise. Hiring a property manager is an option, but depending on the size of your property, could eliminate your profit margin.

With the right property, neighborhood location and cash reserves, investing in real estate can be a great option. Many investors are drawn to the ongoing "coupon" payment of rental income, and as a long-term strategy, the ultimate sale of the property can fund a large portion of their retirement. If you're considering whether you should invest in the equity market or buy an investment property, carefully weigh these factors and determine whether your expected income is worth the risk it carries, especially in light of other investment options.

Private developers to build sector roads in Gurgaon, get higher FSI

GURGAON: Building roads had always been the government's responsibility. But the Haryana government has quietly washed its hands of this key task, citing difficulties in land acquisition.
Instead, it has left it to private builders to directly acquire land from farmers and build roads. The move will speed up projects which often get held up because basic infrastructure is not in place. While this will helpbuyers as they are now likely to get flats on time, they may also have to pay a price for this, as builders could pass on the higher acquisition cost -- because of the extra land for roads they will now have to buy -- to buyers.


The government worked out this solution when it found that the Haryana Urban Development Authority had a master plan for a township, but was not being able to acquire land for its roads because of the stringent clauses in the 2013 acquisition policy.
So, with the fate of the township uncertain - as no township can be built without sector roads - the government decided to leave it to private players to do the acquiring. Private builders will now negotiate directly with farmers and buy land from them and develop sector roads as per the master plan.
To compensate developers for the cost it incurs in buying land and building roads, the authority will allow developers a higher floor space index (FSI). In this case, the FSI will be 0.875, which means if the developer uses 1000 sqm land to build a road, he will be allowed 875 sqm additional built-up area in his project.
Director of Ashiana Homes, Rohit Raj Modi, said the provision will be a great help in developing a new area like South of Gurgaon. He said this will help them in timely completion of projects as developers will not have to depend on the authority to acquire land.

Prime Locations of Gurgaon: A Safe Haven for Property Investment in Delhi NCR

New Gurgaon: An exciting destination for realty investment

Fuelled by affordable property, good connectivity, tremendous upsurge in infrastructural development and future growth prospects, New Gurgaon is fast emerging as a vibrant residential and commercial hub in the National Capital Region.
In fact, New Gurgaon is a moniker coined for the areas/sectors beyond the second toll plaza on NH-8, which are located on the highway on either side of it or which are accessible through it through internal sector roads. "This real estate micro-market is one of the two identified growth corridors for residential projects in Gurgaon; the other being Dwarka Expressway, which can also be considered an extension of the New Gurgaon region, albeit with different drivers for growth," says Rohan Sharma, associate director - research & real estate intelligence service, JLL India.
The influence zone of this micro-market extends from the sectors immediate after the Kherki Daula toll plaza and right up to the sectors being developed beyond all the way till Manesar on both sides of the highway. "As of date a total of over 51,000 residential apartment units have been launched here across more than 95 projects," says Sharma.

According to JLL India, apartment prices have moved annually by nearly 37 per cent and 22 per cent in 2012 and 2013, respectively, compared to previous years. However, prices were largely stagnant over 2014 and showed a slight increment of just around 4 per cent YoY as a slowdown effect was visible here as seen across most of the residential markets in NCR. The projects here have also moved up the value chain with earlier affordable housing projects and slowly moving up to mid-segment and premium housing. It continues to remain one of the relatively less expensive residential micro-markets within Gurgaon and hence has also seen healthy sales volumes over the past years.
Already, over 3,600 residential units are completed and handed over to buyers with another approximately 39,000 residential apartments likely to be handed over the next 3-year period. This should bring in enough traction for future developments of retail centres which will be an improvement over the current, existing neighbourhood retail shopping centres which have been developed as part of the township projects under development here and where part completion of some towers/projects has been handed over.
Accessibility and good existing connectivity has also worked in the favour of this region. For example, "upcoming infrastructural projects such as the DMIC, KMP Expressway, enhanced connectivity through the Dwarka Expressway and internal arterial roads and development of multiple centres of excellence as planed under the DMIC are likely to further provide an impetus to growth around this area. Economic activity will fuel future growth, with existing automobile/ancillary industries in Manesar already doing well," says Sharma.
There are already large township projects in New Gurgaon by the likes of DLF, Vatika, Orris, Lotus Greens, Supertech and Ramprastha, among others.
For instance, DLF's Gardencity is said to be a well-planned residential hub which is spread over 600 acres of development. Located next to a 1000-acre green expanse, the township offers its residents (over 500 families currently residing) a luxurious lifestyle in the lap of lush surroundings. Designed by renowned architect Hafeez Contractor, the project claims to offer world-class facilities to its customers. Moreover, located just a few minutes' drive from the IGI Airport, DLF's Gardencity also has the distinct advantage of superb connectivity via NH 8, upcoming Dwarka Expressway and Kundli-Manesar-Palwal (KMP) Expressway.

Talking about their project, Vikram O Datta, vice president-sales & marketing, DLF, says, "With a significant rise in pollution levels, NCR residents are experiencing a severe lack of fresh air. Our upcoming township 'DLF Gardencity' is being developed keeping in mind the current scenario.
